We decorate rental properties in Lings for landlords and letting agents, mainly between-tenancy repaints of three-bed estate terraces. Lings is in NN3, about 3.3 miles north-east of Northampton town centre, and the aim is a clean, neutral, hard-wearing finish that helps the house re-let quickly.

The rental stock is fairly uniform: late-20th-century estate terraces with uPVC windows, a compact hall, a straight stair flight and three bedrooms. That uniformity helps with planning, because the same rooms take the same punishment from one tenancy to the next.

Sale listings in Lings are often offered with no chain, and several of them are terraces, which suggests houses changing hands between owner-occupiers and investors. We keep to one or two neutral colours across the house and write down every product and shade. When the next check-out comes round, small damage can be touched in instead of repainted wall to wall, which shortens the following void.

Colours for shaded rentals near the wood

Some Lings terraces back towards Lings Wood, where the reserve’s tree cover cuts the daylight in rear rooms. Cold greys and stark brilliant white can look flat and slightly green in that filtered light, which does nothing for listing photos. A warm off-white or pale stone reads as clean in those rooms and suits whatever furniture the next tenant brings. Kitchens and bathrooms on the shaded side are also more prone to condensation mould, so those ceilings get a fungicidal treatment before painting rather than having the spots simply covered over.

Agents want the house back on the market quickly. We can collect keys from the agent or a key safe, work through the empty property and send photos of the finished rooms. Parking is often straightforward, since many Lings houses have a driveway or off-road space, although turning room in the smaller courts can be tight, so we arrive with only the materials the job needs. Can you decorate a Lings rental while the agent is already marketing it?

Yes, as long as the house is empty. Re-lets on courts such as Poppyfield and Hangerfield go through a void with works in between, and decorating fits into that window. We agree access with the agent, work room by room, and can finish the rooms that will appear in listing photos first if viewings are already booked.

Which paints hold up to tenant wear in a three-bed Lings terrace?

A scrubbable durable matt on the hall, stairs and living room, kitchen-grade emulsion near the cooker, bathroom paint upstairs, and satin on all woodwork. Standard contract matt looks fine on day one but marks easily and cannot be washed, so in a busy family let it often ends up being repainted at the next check-out.

Can you deal with my letting agent directly for a house in Lings?
