Decorating rental properties in Northampton
We decorate rental properties in Northampton for landlords and letting agents, mainly repaints between tenancies and at the end of a tenancy. The aim is simple: a clean, neutral, hard-wearing finish that gets the property ready to let again and stands up to everyday wear. Dean has over 30 years’ experience as a painter and decorator.
Rental decorating has different priorities from decorating your own home. Durability, easy touch-ups and a finish that photographs well for listings matter more than the latest colour. We plan each job around that.
End-of-tenancy and between-tenancy repaints
An end-of-tenancy repaint puts right the marks, scuffs and wear left by the outgoing tenant so the property is ready for the next one. That usually means filling and sanding picture-hook holes and dents, washing down and repainting walls and ceilings, and refreshing woodwork such as skirtings, doors and frames.
Not every room needs a full repaint every time. We’ll look at the property and tell you honestly which rooms need full coats, which only need touching up, and which can be left. On a between-tenancy job, that helps keep the work focused on what actually affects the next let.
- Filling holes, cracks and dents, then sanding flush.
- Washing down greasy or marked walls in kitchens and hallways before painting.
- Repainting walls and ceilings in a consistent neutral scheme.
- Refreshing skirtings, architraves, doors and window boards.
- Making good around light switches, sockets and fittings.
Hard-wearing finishes for rental properties
The best finishes for rental properties are durable, scrubbable matt emulsion on walls and a hard-wearing eggshell or satin on woodwork. A durable matt looks like an ordinary flat finish but can be wiped clean without polishing up shiny patches. That matters in hallways, stairs, kitchens and children’s bedrooms, where walls get marked most.
On woodwork, eggshell gives a low-sheen finish that resists knocks and wipes clean. It suits skirtings and door frames that take a lot of scuffing from hoovers and furniture. Ceilings are usually painted in a standard matt white, as they rarely get marked.
Sticking to the same products and colours across a property, or across several properties, also makes future touch-ups simpler. We can note what was used on each job so you or the next decorator can match it.
Neutral colour schemes that suit most tenants
A neutral colour scheme in whites, off-whites, soft greys or warm stones suits most rental properties because it appeals to the widest range of tenants and lets them add their own furniture and colour. Light, neutral walls also make rooms look bigger and brighter in listing photos.
Using one wall colour throughout, with white ceilings and woodwork, keeps things consistent and cheaper to maintain. If you want help choosing, our colour and finish advice covers practical, hard-wearing shades.
Treating damp, mould and stains before painting
Mould, water stains, nicotine and smoke marks need treating before painting, or they will show back through the new paint. Mould is washed down with a fungicidal treatment and left to work. Water stains, nicotine and smoke staining are sealed with a stain-block primer before the finish coats go on.
Painting over a stain with normal emulsion rarely works. The mark bleeds through within days, and you end up repainting. A proper stain block costs a little more time at the start but saves a second visit.
If there is an underlying damp problem, such as a leak, failed seal or rising damp, paint won’t cure it. We’ll point out anything we think needs looking at by another trade, so the cause is dealt with before redecorating. Condensation mould in bathrooms and bedrooms is common in rentals, and good ventilation helps the new finish stay clean for longer.
Getting a property ready for check-in and inventories
We can plan the work so the property is finished, cleaned up and free of dust sheets and paint smells before the inventory or check-in takes place. Let us know when the inventory clerk or new tenant is booked, and we’ll agree a schedule with you at the quote stage.
Fresh, even paintwork makes the check-in inventory clearer, which helps at the end of the next tenancy. We leave each room tidy, take our materials away and can leave you a small amount of the wall colour for touch-ups.
Working with letting agents
If your property is managed by a letting agent, we can arrange access with your agent directly, including collecting and returning keys, so you don’t need to be there. We’ll keep both you and the agent informed about start dates, progress and anything we find that needs your attention.
Letting agents are also welcome to contact us on behalf of a landlord. We’ll quote to the agent and agree with them who signs off the work.
Written quotes for one property or several
We provide clear written quotes for rental decorating, whether you have a single flat or several properties. Each quote sets out the rooms, the preparation, the products and the number of coats, so you can see exactly what is included and compare it fairly.
If you have more than one property, we can quote for each separately so you can plan the work around your tenancy dates. For a sense of what affects the cost of a repaint, see our painter and decorator cost guide.
Rental decorating sits alongside our interior painting work for homeowners and our commercial painting for businesses. We cover Northampton and nearby towns from our Northampton base.
