Dean decorates rental properties in Weedon Bec for landlords and letting agents, mostly repaints between tenancies. Weedon is about 8 miles west of Northampton town centre and has a higher share of purpose-built flats than the surrounding district.
Weedon’s rented homes in numbers
The 2016 draft neighbourhood plan reported these 2011 census figures for the parish. They show a village with more flats and more renting than its surroundings, which means a steady run of properties changing hands between tenants.
| Measure (2011 census) | Weedon Bec | Daventry district |
|---|---|---|
| Households renting privately | 12.7% | 11.0% |
| Social rented from other landlords | 12.9% | not given |
| Rented from the council | 5.1% | not given |
| Dwellings that are purpose-built flats | 11.1% | 5.6% |
Each type of rented home here has its own decorating pattern, so we price and plan them differently.
Flats, including The Flats on Bridge Street

Purpose-built flats are twice as common in Weedon as in the old district as a whole. A flat turnaround is usually quick: walls and ceilings in a hard-wearing neutral, woodwork refreshed, and marks round the kitchen and entrance washed down before painting. The Flats on Bridge Street are a special case. The building housed the Royal Ordnance Depot’s firemen before it became council flats, and it is listed Grade II: red brick, cast-iron detailing, a slate roof and sashes set under gauged brick lintels. Inside work is still a normal repaint, but anything that touches the sashes or the external ironwork should be done like for like, and the owner or managing agent should check whether consent is needed.
Former council and housing association homes
Queens Park, Princes Close and Oaklands began as local authority or housing association housing. Whoever owns a home there now, a long tenancy tends to leave its wear on hallways, stairs and bedroom doors. On a void we tell you plainly which rooms need full coats, which need touching up and which can be left, so the money goes where the next tenant will notice it.
Older rented cottages in the flood streets

A rented cottage on Church Street, Bridge Street, West Street, New Street or South Street may have been affected by the surface-water flooding of 2012, 2024 or 2025. If repairs have been done since, a void is a good time to check that ground-floor plaster and skirtings are dry before redecorating. Solid stone walls in older cottages also behave differently from plasterboard, and a breathable emulsion on damp-prone walls lasts longer between tenancies than a sealing vinyl that blisters.
How a void works from Northampton
Dean reaches Weedon from Northampton along the A45 or A5. For agents, we can collect keys, work in the empty property and send photos when it is finished. Parking is the main thing to sort out: the older streets have barely room for a pavement and the draft neighbourhood plan noted parking pressure on New Street and Farthingstone Road, while the estates usually have a driveway. Tell us early if there are permit or access issues.
Timing matters too. On a short void we agree the order of rooms with you in advance, so that if a cleaner, carpet fitter or inventory clerk is booked for the same week, the decorating in their rooms is finished and dry before they arrive. Spare paint from the job is labelled with the room and colour and left at the property, which makes small repairs during the next tenancy quicker and keeps the finish consistent.
The way we approach rental decorating, including finishes and touch-up stock, is on our main landlord and letting agent decorating page. For budgeting, see our painter and decorator cost guide, and for more about the village see our Weedon Bec area page.
