We take on commercial painting across Thorplands and the Round Spinney side of NN3, 3.3 miles out from Northampton town centre. Commercial premises here are mostly industrial and roadside units on Round Spinney Industrial Estate, plus the small shop block on Farm Field Court and the clinics at Woodview.
What counts as commercial premises here
Thorplands has no high street. It is a residential estate, and its business premises fall into a few distinct groups, each with its own painting needs:
- Round Spinney Industrial Estate, just north of Talavera Way, including South Portway Close and Gatelodge Close: industrial units, warehouses and workshops.
- Roadside hospitality at Round Spinney, where there is a Travelodge and a Miller & Carter restaurant.
- The local centre at 37 Farm Field Court, a small unit block with a Costcutter, Thorplands Post Office and Thorplands Takeaway, beside the community hub and a small car park.
- Healthcare buildings on the southern edge: Woodview Medical Centre with a dental clinic and pharmacy, and the John Greenwood Shipman Centre clinic.
Industrial units off Talavera Way

Round Spinney’s industrial units, workshops and warehouses rarely need a decorative finish. They need coatings that stand up to forklift scrapes, pallets against walls and people coming in and out. Typical work includes masonry and blockwork walls inside the unit, steel personnel doors and their frames, handrails and bollards, and the band along the bottom of walls where damage builds up. Metal gets cleaned back, rust is treated and the right primer is used before the top coat. On painted blockwork we check what is already on it before choosing a product. Building materials on the estate are not recorded in any source we have seen, so we survey each unit’s walls and existing coatings rather than assume a finish. Floor-line markings and wall colours that signal walkways or loading areas are set by the occupier, and we match them.
Because work stops when the unit stops, we usually agree a plan zone by zone: one bay or office at a time, with racking moved or sheeted by the occupier, so goods keep moving. Talavera Way and Lumbertubs Way give direct access from the main road network, which makes it easier to get a van and access equipment to an industrial site than to the courts of the housing estate.
The Farm Field Court shop block
The unit block on Farm Field Court is the only retail frontage in Thorplands. It sits beside the community hub and close to Thorplands Primary School, so there are plenty of people on foot, including children. Any work there has to fit around shop trading hours and the school day: short, phased slots, barriers round the work area, and a doorway that stays usable. Clinics, the community hub and other occupied buildings

Healthcare buildings, community spaces and schools cannot simply close for decorating. In a clinic or pharmacy we would agree a phased plan with the practice manager, closing off one room at a time, choose low-odour waterborne paints, and finish clinical or waiting areas in washable products that can be cleaned to the building’s standard. In a community hub or school, the organisation decides when rooms can be released, often around term dates. We work to the building manager’s rules on access, keys and lone working, and we are fully insured for commercial work.
