DH Painter & Decorator takes on commercial painting in Moulton Leys, NN3, about 3.3 miles north-east of Northampton town centre. The estate has no shops, so commercial work here means occupied buildings such as a school, a nursery and a care home, plus the trade units in Moulton Park just to the west.
The non-residential buildings in and around the estate
Moulton Leys is almost entirely housing, and OpenStreetMap shows no shops inside it. Its commercial and public buildings are a short, specific list:
- Kings Meadow School, run by Creating Tomorrow Multi Academy Trust, reached off Manning Road;
- Child First Nursery, in the Moulton Way area;
- Leys Residential Home, a care home run by St Martin’s Residential Homes Ltd;
- On Track Education Northampton, on Quarry Park Close;
- Moulton Fire Station, on Moulton Way.
Just west, across Northampton Lane South, Moulton Park Industrial Estate has trade units on roads such as Brickyard Spinney Road and Pond Wood Close, and Round Spinney Industrial Estate lies east of the Moulton Bypass. For shopfronts, the nearest are on Booth Lane North in Boothville and in Moulton village, which have their own pages.
Buildings that stay occupied while they are painted

Almost every building on that list is in use while it is decorated: children in classrooms, residents in their rooms, staff on shift. That changes the brief more than the paint does. Before quoting, we walk the building with whoever runs it, note which rooms can be released and when, agree where materials can be stored safely out of reach, and check any rules the site has on contractors signing in. The approach we usually take for each type is set out below.

Phasing in a care home or nursery
In a care home, residents cannot simply be sent elsewhere for a week. We agree a sequence with the manager: one bedroom or one length of corridor at a time, a room only started once its resident has been moved, and a dry, ventilated, odour-free space handed back before the next is opened. Wet-paint signage, clear walkways and tidy kit at the end of every session matter as much as the finish. A nursery works the same way on a smaller scale, with low-VOC, quick-drying paint so a room can be back in use quickly. Paint tins, brushes and steps are never left in a room children can reach, even for a few minutes, and doors to the work area are kept shut.
For a trade unit on the Moulton Park side the pressures are different: the office and reception may only be closed for a short period, while warehouse or workshop areas carry on. There, the usual plan is to finish customer-facing rooms first and leave staff areas for a quieter period.
Access on a residential estate

The school sits within the estate, so its roads crowd at drop-off and pick-up, and the closes around it are residential with one-way-in access. We time deliveries and any external work outside those periods and keep residents’ drives clear. External jobs on these buildings also have to allow for the estate’s high, open position on the northern edge of town and for traffic grime on the elevations facing Talavera Way and Moulton Way, which need washing down before painting.
