DH Painter & Decorator paints interiors across Wootton (NN4), about 2.4 miles south of Northampton town centre, from our Northampton base. Dean handles both the old stone cottages in the conservation core, where breathable paints matter, and the 1980s-90s and later homes on the estates around them.
One parish, two very different interiors
Wootton is unusual among Northampton’s southern neighbourhoods because a village of late 17th and 18th-century stone houses sits in the middle of large modern estates. Painting a room on High Street or Green Lane is a different job from painting one on Wootton Fields, and the quote reflects that. Inside the old core you find low ceilings, attic rooms under steep roofs that were once thatched, deep reveals around timber casements and walls that wander out of plumb. On Simpson Manor and Wootton Fields the rooms are regular, the plaster is modern and the challenges are height and the wear of family life.

Solid stone walls and a water table close to the surface

Old Ordnance Survey sheets from the 1880s mark 16 wells in the village, a reminder that groundwater is not far below. Water Lane once carried an open stream, now piped underground. For a solid ironstone or limestone rubble wall with lime plaster on the inside, that means moisture is always moving through the structure. Seal it in with a vinyl emulsion or an acrylic eggshell and the damp tends to come back as blistering, flaking or salts within a season or two.
- On lime plaster we use breathable finishes: clay-based or mineral paints, or a traditional distemper where one is already on the wall.
- Where earlier owners have rolled modern vinyl over lime, we discuss stripping it on the worst walls instead of adding another layer on top.
- Fresh lime patch repairs are given time to cure. Rushing a coat onto damp lime is a frequent cause of early failure on old walls.
If a wall is actively wet, paint is not the fix, and Dean will say so before quoting.
Listed cottages: the inside counts too
About 100 buildings sit within the Wootton conservation area and 25 of them are listed, including houses on High Street, Church Hill and Berry Lane. Listing protects the interior as well as the outside, so stripping old finishes, removing historic joinery or changing the character of a room can need listed building consent from West Northamptonshire Council. Repainting in a like-for-like finish is generally treated differently from altering fabric, but it is worth asking the council’s conservation officer before work starts, and we are happy to plan around that conversation.
Original timber doors, casements and small-pane sashes get careful hand-prep and suitable paints rather than heavy stripping. Old woodwork in these houses is part of what the 2010 conservation area appraisal values.
Townhouses and family homes on the estates

Wootton Fields and Simpson Manor, the latter built on the former Simpson Barracks, include three-storey townhouses. Their stairwells rise through two flights to a top-floor landing that cannot be reached safely from a stepladder, so we bring a stair platform or compact tower and give the top walls and ceiling the same finish as the rest. Elsewhere on these estates the brief is durability: scrubbable matt or soft-sheen emulsion in halls and kitchens, and a wipeable finish on skirtings and doors that take knocks from bikes and buggies.
Landlords letting mid-terraces on Aldwell Close or Montgomery Way usually want a hard-wearing neutral scheme that can be touched up between tenants without repainting whole rooms.
Getting a van to the door
Indoor jobs still depend on access. Unloading on High Street means working around yellow lines and a pavement-edge front door, and the sunken lanes by The Green leave little room for a van, so we agree where to park and unload before the first day.
