Dean paints the outside of houses in Overstone Leys, 4.6 miles north-east of Northampton between the villages of Moulton and Overstone. On homes this young the job is mostly front doors, timber, any rendered panels and garden structures, not whole elevations of masonry.
What needs painting on a post-2016 house
Overstone Leys only started taking shape after outline permission for the Northampton North urban extension was granted in 2015, and David Wilson Homes is still building in the middle of the estate. So almost every house here has gone up within the last ten years. That changes what an exterior job looks like. There is little or no masonry that needs paint yet, and the brickwork on a young house should be left alone. The surfaces that do wear are the ones the housebuilder finished quickly:

Houses facing the A43 Kettering Road

The A43 dual carriageway runs down the western edge of the estate, past the Moulton and Overstone Grange roundabouts. Homes on that side pick up a film of traffic grime on doors, sills and frames. It is greasy rather than dusty, and fresh paint over it can lift within a season. On these houses every painted surface gets a wash with a degreasing cleaner and a rinse, then time to dry before any sanding. It adds a little time to the first morning and makes the coats that follow last.
Painting next to a live building site
Building has not finished: there is a working site at the centre and another parcel going up on the southern side, east of the Moulton Bypass. Wet paint and construction dust do not mix. When a house is close to a working parcel, Dean looks at what the site is doing that week before booking the topcoats:
- preparation and undercoats can go ahead on a dusty day; glossing and satin topcoats wait for a quieter one
- surfaces are wiped down immediately before each coat, not just at the start of the job
- van parking is planned around site traffic and the narrow closes, so we are not blocking a shared drive

No conservation rules on your front door colour

Moulton village, just across the A43, sits in a conservation area whose Article 4 direction means owners there face limits on changes to their frontages. Overstone Leys has neither. It falls in Overstone parish, in the former Daventry district, and no conservation area covers it. No planning rule stops you taking a builder’s standard front door to deep green, navy or anything else, and painting garden structures to match. Covenants in the deeds, or a shared ownership lease, are the only things worth checking first.
