Dean paints the outside of houses and bungalows across Parklands, the NN3 estate off Spinney Hill Road about 2.5 miles north-east of Northampton town centre. That covers fascias, soffits, gables, timber joinery, doors and any painted masonry, with a free quote after a look at the house.

What the outside of a Parklands house is made of

Parklands is a compact estate of freehold homes on Parklands Avenue, Parklands Crescent and Coppice Drive. Energy certificates for these streets describe cavity-brick walls, most with filled cavities, pitched roofs and full double glazing. Sold-price records show mostly semi-detached houses, some detached, and at least one small semi-detached bungalow on Coppice Drive. Many of the Avenue and Crescent houses have rooms in the roof.

That mix sets the shape of an exterior job here. With double glazing everywhere, there are fewer painted sashes than on older parts of Northampton, so the painting tends to concentrate on:

  • fascias, soffits and bargeboards, which run high on a house with a roof room
  • front and back doors, door frames and any timber porches
  • timber side gates and their posts
  • sills, any rendered or previously painted panels, and garden timber

The brickwork itself is usually left as it is. Facing brick on a filled-cavity wall does not need a coat of masonry paint, and painting it starts a maintenance cycle you cannot easily reverse.

Two very different edges of the estate

Kettering Road, the A5123, runs as a four-lane primary road along the eastern side. Houses that face it pick up a film of traffic dirt on sills, doors and any light-coloured surfaces. Paint applied over that film will not bond properly, so on those frontages we start with a full wash-down and a degrease, rinse, and let everything dry before sanding. A washable exterior finish on the front door and sills then makes the next clean easier.

The south-west side is the opposite. Bradlaugh Fields, the former golf course turned wildlife park, sits along that edge, and the estate itself has allotments and a small wood. Gardens near the green space stay damper and shadier, and green algae builds up on north-facing timber and the backs of fences. There the preparation is a fungicidal wash rather than a degrease, and the timing matters more: we want a dry spell long enough for shaded joinery to dry out. Gables, roof rooms and side access

A roof-room semi in Parklands carries its eaves and gable higher than a plain two-storey house. The gable apex and the bargeboards beside it are the hardest part of the outside to reach, and the part most often left too long between coats. We price the access properly at the quote stage, whether that means a longer ladder with a stand-off or a tower on the side path, so the top of the house gets the same preparation as the ground floor.

Semis and detached houses here mostly have side access, so equipment can go round to the back without passing through the house. The Coppice Drive bungalows are quicker: low eaves that are mostly reachable from steps or a short ladder. For parking, the van needs to avoid Spinney Hill Road at school drop-off and pick-up near Parklands Primary and the nursery, so on houses close to the schools we arrange start times around the school run.

Colour choice with no planning limits

Parklands carries no conservation area or Article 4 direction, so owners can choose front door colours, fascia colours and joinery finishes freely. Something that suits the brick usually ages better than a bright contrast, and on attached semis it is worth a word with the neighbour, because the shared fascia line shows any difference. Should I paint the brick on my Parklands semi?

Usually not. The houses on Parklands Avenue, Parklands Crescent and Coppice Drive are cavity brick, mostly with filled cavities, and the facing brick is designed to be left bare. Painting it adds a recoat every several years and is hard to undo. We would normally paint only the joinery, fascias and any panels or sections that already carry paint.

My house faces Kettering Road. Does that change the job?

Yes, the preparation is heavier. Traffic dirt from the A5123 settles on sills, doors and frames and stops new paint bonding. We wash and degrease those surfaces, rinse them, and let them dry before any sanding or priming. A washable finish on the front door and sills also makes routine cleaning easier between repaints.

How do you reach the gable on a roof-room house in Parklands?

It depends on the side path and the height. On many semis a long ladder with a stand-off reaches the bargeboards safely. Where the gable is taller or the ground is uneven, a small tower set up on the side path is safer. We decide this during the free quote so the cost of access is clear from the start.

Can you paint the outside of a Coppice Drive bungalow in a day?

A small bungalow of around 53 sq m is a much shorter job than a two-storey semi, because the eaves are low and mostly reachable from steps. Whether it fits in one day depends on the condition of the timber, how much filling is needed and the weather, since each coat has to dry. Dean will give you a realistic timescale when he quotes.
