DH Painter & Decorator paints the insides of homes in Pineham (NN4), the Taylor Wimpey estate off Upton Valley Way North, 2.7 miles out from Northampton town centre towards the M1. The first repaint over builder’s emulsion
Pineham Village was built after planning permission N/2007/1570 was granted, so many houses here may still have the paint they were handed over with, or one quick coat on top. That original finish is normally a thin, chalky trade matt, applied fast across whole phases at once. It marks when you brush past it, it does not wipe clean, and a single new coat over it rarely gives an even colour. When a Pineham room is repainted, the real job is usually turning that builder’s base into a durable, washable wall.
In practice that means washing down kitchen and hall walls, spot-priming any repairs so they don’t flash through, and allowing for two full coats of a better-quality emulsion rather than one. Cracks at the ceiling line and around door frames

New houses dry out and settle for several years after handover. In Pineham the signs are fine cracks where walls meet ceilings, hairlines above door frames, and gaps opening along the top of skirtings. Painting over these without treating them just means they reappear within weeks.
- Ceiling-to-wall junctions: rake out loose material, then use a flexible decorator’s caulk so seasonal movement doesn’t reopen the line.
- Above doors and around architraves: fill with a fine filler, sand flush and spot-prime before the topcoat.
- Plasterboard joints that show as faint lines: these usually need filling and feathering wider than you’d expect, or they still ghost through under a raking light.

Three floors, one tall stairwell
The three-storey townhouses on streets like Mayfly Road change how an interior repaint is planned. The stairwell runs up through two flights, and the wall above the second flight is too high to reach safely from a ladder balanced on the stairs. That section is reached from stair platforms or a compact tower, and we usually do the stairwell either first or as a separate stage, so the bedrooms on each floor aren’t left half-finished while access equipment is in the way.
Townhouses also put rooms with very different jobs on top of each other: a ground-floor living area, a middle floor of bedrooms and a bathroom, and a top-floor bedroom under the roof. We work floor by floor so you always have somewhere usable to sleep.
Velux reveals and stone feature walls

Two details mentioned in Pineham property listings need their own treatment.
Roof-window reveals. Top-floor bedrooms with a Velux window tend to collect condensation, and the plasterboard reveals around the frame pick up brown or grey marks. Emulsion alone lets those marks bleed straight back through. We clean the area, treat any mould, apply a stain-blocking primer, and finish with a paint suited to a room that sees moisture.
Natural stone feature walls. One Pineham listing describes internal feature walls in natural stone. Stone is porous, and a speck of emulsion can soak in and leave a mark you can’t fully remove. We mask the stone edge carefully, cut in by hand along it rather than rolling close, and keep dust sheets tight beneath it.
