DH Painter & Decorator paints render panels and masonry details on homes across Pineham's NN4 estate below Upton Country Park. Dean starts by finding out what the wall is actually finished in, because the records for this modern estate do not list external materials.
First question: what is this wall?
The published sources on Pineham Village describe uPVC glazing, combi boilers and natural stone feature walls inside some houses, but they say nothing about external wall finishes. We don’t assume. A 21st-century estate of this kind can mix facing brick, rendered panels, painted bands around doors and windows, and cast or reconstituted stone details, and each needs a different approach. Facing brick that has never been painted should usually be left alone, because once it is painted it becomes a maintenance job for good.
So the survey comes before any quote. Dean looks at each elevation, notes which areas are rendered or already painted, and tests the existing coating. Some newer homes have through-coloured render, where the colour is in the mix rather than painted on site. That kind of finish ages differently from painted render and is sometimes better cleaned than recoated. We’ll tell you which you have.
Render panels on a house less than twenty years old

Pineham’s houses were built after the 2007 planning permission, so any render on them is young. The usual problems at this age are not crumbling or hollow render. They are hairline cracks at panel edges and around openings, staining under window sills and from gutter overflow, and green growth on the shadier faces. Hairline cracks get raked out where needed and filled with a flexible exterior filler. Stains are washed off, and any organic growth is treated with a fungicidal wash and left to work before the dead growth is brushed off.
Because Taylor Wimpey repeated its designs along each row, a painted panel on one house will sit right beside an identical panel next door. If you’re the first on a row to repaint, colour matters more than you might expect. We’ll talk through matching the original shade or deliberately moving away from it.
Damp valley ground and why breathability matters
Pineham lies along Wootton Brook, whose balancing lakes serve the neighbouring industrial estates, and looks across to the country park. Residents opposing extra housing off Upton Valley Way North in 2021 said the land had been completely submerged one Christmas and raised flood worries for homes on Dragonfly Meadows. Walls near damp ground and close to open land take in moisture at the base and from wind-driven rain.
A masonry coating that seals the surface traps that moisture behind it, and the paint then blisters and lifts from the bottom up. We use breathable masonry paints that let water vapour escape, and we pay attention to the lowest course of any rendered area, where splash-back from paths and gravel is worst. Planning the job around the house type

With no heritage designations anywhere in Pineham, painting a rendered panel a new colour is not restricted by heritage rules. Check your deeds or management pack for any developer covenants on external finishes before choosing a strong shade. On the three-storey townhouses, rendered gables and upper panels need a tower scaffold for safe access. On the two-storey family homes, most masonry can be reached from ladders with stand-offs. Masonry work is often combined with doors, porch canopies and fences in a single visit, which keeps access costs down.
