DH Painter & Decorator covers Pineham (NN4), about 2.7 miles south-west of Northampton town centre beside M1 junction 15A, from our Northampton base. Dean has over 30 years in the trade and takes on work in the estate's Taylor Wimpey new-builds and three-storey townhouses, the neighbourhood centre and commercial premises at Prologis Park Pineham.
A distribution park and a village
Pineham sits on Northampton’s south-western edge, roughly 2.7 miles from the town centre and right beside M1 junction 15A, in postcode district NN4 and under West Northamptonshire Council. It has two very separate halves. One is Prologis Park Pineham, a large distribution park next to the motorway, where Sainsbury’s runs a 625,000 sq ft distribution centre and a 325,000 sq ft frozen-food building on phase two. The other is Pineham Village, a Taylor Wimpey housing estate off Upton Valley Way North that includes Dragonfly Meadow, with its own primary school and a small neighbourhood retail centre.
Historic environment records put both parts within Upton civil parish, and Pineham Village looks out across the edge of Upton Country Park and the Nene valley. For decorating purposes, almost everything in Pineham is new, and that decides how most jobs here should be approached.
Old ground, new buildings

The ground under Pineham is far older than the houses. Excavations found Neolithic or early Bronze Age flint tools, and a small farming settlement was established here in the 2nd or 1st century BC and lived in until the late 4th century AD. Northamptonshire Archaeology dug Pineham Barn in 2006-07, before the distribution development, recording Bronze Age cremation and barrow remains, Iron Age enclosures and a Romano-British farmstead. ULAS then excavated land east of Upton Valley Way North ahead of the Taylor Wimpey housing, as required by the 2007 planning permission, with a related dig in 2013-14. In 2018 Godwin Developments bought a 1.1-acre site from Taylor Wimpey for 12,600 sq ft of retail and nursery space, which became the neighbourhood centre with its Co-op and Blossom Tree Day Nursery.
All of that has been excavated and built over, and there are no listed buildings or conservation areas in Pineham itself. For homeowners, that means no heritage restrictions on paint colours, though any developer or management company covenants still apply.
Decorating a Pineham Village house
Pineham Village was built after 2007, so the typical decorating job here is a house’s first full repaint rather than a refresh of layers of old paint. These are the points to plan for:
- Builder’s emulsion. The original matt is thin and marks easily. Covering it to an even, washable finish normally takes two good coats, and sometimes a sealer where it is chalky. Our interior painting page explains the approach.
- Settlement cracks. Hairline cracks at ceiling junctions, above door frames and along skirtings are common in the first years of a new house and need flexible filling before painting.
- Fresh plaster. Newer phases and owners’ extensions may have plaster that has never been properly sealed. It needs a mist coat, and builder’s paint applied too early can peel; see our new plaster and extension painting service.
- Factory-finished woodwork. MDF skirtings and doors from the builder usually need a light sand and a proper undercoat, or a new gloss or satin coat goes on thin and patchy.
- Natural stone feature walls. Some houses have an internal stone wall. It is porous, so we mask it and cut in by hand alongside it.
The three-storey townhouses
Some of Pineham’s streets, including Mayfly Road, have three-storey terraced townhouses with three bedrooms and two bathrooms. They bring their own planning points. The stairwell climbs through two flights, so decorating it safely needs stair platforms or a tower rather than a ladder on the treads; our hallway, stairs and landing service covers this in detail. The top-floor bedroom often has a Velux roof window, and the reveals around it tend to show condensation marks that need a stain-blocking primer before repainting. Outside, the extra height means taller gable and rear walls that need a tower or long ladders for any exterior work.
Outside: doors, timber details and fences
Most Pineham houses have uPVC double glazing throughout, so there are no timber windows to repaint. Exterior work here is usually front doors, porch canopies, timber cladding details and boundary fences. The estate’s position next to open country park and the Wootton Brook valley matters for anything timber outside. Wootton Brook runs through Pineham and feeds man-made balancing lakes serving the industrial estates, and in 2021 residents objecting to more homes off Upton Valley Way North described land there as having been completely submerged one Christmas. Damp, low ground like this encourages green algae on fence panels and gates and makes posts rot faster at ground level. Colour on an estate of matching houses

Estates built in one phase use the same house types and finishes everywhere. If you want your home to feel individual without harming resale appeal, colour is the simplest lever. Inside, it might be a deeper colour in the main living space or a papered feature wall; outside, a considered front door colour. Dean includes colour and finish advice as part of a decorating job.
Commercial premises
Few parts of Northampton mix a housing estate with motorway-side logistics the way Pineham does. At Prologis Park the paintable areas are the offices and welfare blocks attached to the warehouses, plus steel doors, barriers and bollards, and any visit starts with a site induction and an agreed slot around the lorries. The neighbourhood centre, built around 2018-19, has modern aluminium or powder-coated shop frames rather than timber shopfronts, which need the right primers.
