Delapre in brief

Delapre is the inner southern district of Northampton, built up in the interwar years on the western side of London Road (A508). Across the road lies Delapre Abbey, Grade II* listed and mostly built of local ironstone, with its walled garden and roughly 500 acres of parkland, woods and golf course. Since 2020 Delapre has shared a civil parish with Far Cotton, the older Victorian railway district to the north-west, but the two are quite different to decorate. Far Cotton is mostly 19th-century. Delapre is mainly a single 1930s estate, and that consistency means the same handful of decorating questions apply from one street to the next.

Its history runs much deeper than the housing. The land was granted in 1145 for one of England’s three Cluniac nunneries, Eleanor of Castile’s funeral cortege rested there in 1290, and the Battle of Northampton was fought on the abbey grounds in 1460. Northampton Corporation bought the abbey and about 586 acres in 1946, and after a major restoration it opened to the public in 2018. For people living here, that history mostly shows up as an outlook: green parkland and mature trees across the road, rather than planning rules on their own homes.

The 1930s solid-brick terraces

Delapre Crescent Road, Eastfield Road, Forest Road, Queen Eleanor Road and Ransome Road are lined with interwar terraces and semis. Energy certificates for these streets record solid brick walls, uninsulated as built, and almost all homes are now fully double glazed. Three things follow for a decorator:

  • Cold outside walls. With no cavity, the inside faces of front and back walls run cold, so bedrooms and bathrooms often show condensation and mould. That needs a fungicidal wash and stain-blocking primer before any finish coat, which our interior painting page covers in more detail.
  • Damp travels straight through. A blocked gutter or failed pointing shows up inside quickly. We point out the outside cause before redecorating the room it has stained.
  • Original joinery. Picture rails, panelled doors and deep skirtings often survive under many coats of old gloss, some of which may contain lead. Careful, lead-aware preparation is a large part of the work.

Mid-terrace houses here have no side access to the back garden, so anything for the rear, from ladders to fence stain, comes through the house. We sheet the route through the hall before carrying kit in or out.

Insulated render among the brick

EPC records list a number of homes on Forest Road, Eastfield Road and Queen Eleanor Road as solid brick with external insulation. That cladding is finished in a thin render that needs a flexible, breathable masonry coating compatible with the insulation system. Heavy textured masonry paints are the wrong choice. These houses also sit in rows of bare red brick, so colour choice matters more than usual. Our render and masonry painting service and colour advice both deal with this.

The London Road frontage

The semis on London Road, around 100 to 120 square metres, face the abbey park across a trunk road. Exterior work there means traffic-aware access for ladders and scaffold, and a finish that copes with road grime and the sap and leaf litter from the mature boundary trees. Cavity-wall terraces and flats

Not every house fits the pattern. Terraces on Penrhyn Road, and some on Ransome Road, are cavity-wall construction, with fewer cold-wall problems and sometimes pebbledash or brick fronts. Haines Road has converted ground- and top-floor flats. We look at each property on its own rather than assume it matches the street. On Penrhyn Road that can mean a pebbledash front rather than bare brick, and on Haines Road an upstairs flat reached by a shared entrance rather than a house with its own front door.

Trees, the flood plain and damp

The 2007 conservation appraisal places the abbey grounds where the Nene flood plain meets the rise towards Hardingstone, and the river flooded part of Far Cotton next door in April 1998. Lower-lying homes can have salt-affected or damp ground-floor plaster that has to dry out, and may need a salt-tolerant approach, before it is painted. Outside, the parkland and London Road trees keep fences, gates and north faces shaded and damp, so green growth needs cleaning off and a fungicidal wash before any fence or gate staining.

The conservation area and the abbey

Delapre Park Conservation Area, designated in July 2007, covers the abbey, its service buildings, gardens and parkland. London Road is its western boundary, so the interwar houses were deliberately left outside it, and we found no Article 4 direction affecting decoration there. Exterior colours on those streets are the owner’s choice. The wider Registered Battlefield of the 1460 Battle of Northampton extends beyond the conservation area, but it is a planning consideration for development rather than for repainting a front door.

Inside the estate, the abbey, stable block, orangery and thatched game larder are listed. Any decoration there needs listed building consent and breathable mineral or limewash finishes on ironstone and lime, never acrylic masonry paint.

Letting, HMOs and the Waterside Campus

The council made two HMO Article 4 directions in 2017 to 2018 covering parts of Far Cotton and Delapre, and the student halls and townhouses of the Waterside Campus on University Drive sit just to the north. Those directions control use, not colours, but they show there are shared lets in the area. Landlords here usually want scrubbable finishes, consistent colours from room to room so later touch-ups match, and a quick turnaround between tenancies, which our landlord decorating service is set up for.

Commercial premises

Delapre has little commercial property of its own: a corner shop on Delapre Crescent, the Asda supermarket and filling station on London Road, the Boughton Centre on Ransome Road, and the café, restaurant and events spaces inside the abbey estate. Is my Delapre house in a conservation area?

Almost certainly not if it is a house on the west side of London Road. Delapre Park Conservation Area covers the abbey, gardens and parkland, and London Road is its western boundary, so the interwar streets were left out. We found no Article 4 direction on decoration there either, so exterior colours are your choice. Listed buildings on the abbey estate are a different case.

Why does mould keep coming back on the walls of my 1930s Delapre terrace?

Most houses here have solid brick walls with no cavity and no insulation as built, so the outside walls stay cold and condensation forms on them. Mould grows where that moisture sits. We treat the growth, seal any staining and use a breathable or anti-condensation finish, and better ventilation helps keep it away for good.

Our Forest Road house has external wall insulation. Can you paint it?

Yes, with the right product. External wall insulation is finished in a thin render that needs a flexible, breathable masonry coating made for that kind of system. A heavy textured masonry paint can crack or trap moisture. Dean checks the system and its condition before quoting, and helps pick a colour that sits well beside neighbouring brick houses.

Can you work on the back of a mid-terrace house in Delapre with no side access?

Yes. EPC records show many mid-terrace houses on Delapre Crescent Road, Forest Road and Eastfield Road, and those rows have no passage to the rear. Anything for the back garden, back door or rear roofline therefore goes through the hall. Dean sheets the route first and groups the rear work so ladders and materials come through as few times as possible.

Can you decorate a Delapre house between student or shared-house tenancies?

Yes. With the Waterside Campus close by and HMO Article 4 directions covering parts of Delapre, some houses are shared lets.
