Blackthorn’s commercial premises are few and small
The estate was built by the Northampton Development Corporation in the 1970s as a largely residential unit with a single local centre. That centre, Blackthorn Bridge Court, holds a One Stop convenience store, the post office, Imaan Pharmacy, a Hong Kong takeaway and BGN Nursery. Beyond it, the non-residential buildings are Blackthorn Community Centre on Longmead Court, home to Blackthorn Good Neighbours, and the Arlbury Road Community Hub. There is no business park or industrial estate inside Blackthorn, so commercial painting here is small-scale: a sales floor, a dispensary, a hall, a kitchen or a run of corridors, rather than warehouse or open-plan office floors.
Access shapes the plan as much as the size does. Blackthorn follows Radburn principles, with roads and footpaths kept separate, so materials are carried from the nearest parking rather than unloaded at the door. Ladders and steps are set up only inside the area being worked on, and anything left overnight is stored inside the premises by arrangement, never on the walkways that customers and residents use to reach the parade.
Keeping a shop, pharmacy or post office open during works

Businesses on a neighbourhood parade depend on staying open, and Bridge Court serves an estate laid out around footpaths. We normally phase the work so the premises can keep trading:
- Splitting a sales area into sections and moving stock or shelving one bay at a time.
- Using low-odour, water-based paints that dry quickly, so a section can be back in use the same day.
- Doing customer-facing areas and back-of-house rooms at different stages so the counter is never blocked.
- Agreeing in advance which areas are off limits, such as a pharmacy dispensary or a secure post office area.

Community buildings and the nursery
Community centres and hubs are used by different groups across the week, so decorating is planned around the booking diary, with a hall done in sections between sessions. A nursery needs particular care. Rooms used by young children call for low-VOC paints, full drying before the room is used again, and wipeable finishes on the lower walls where small hands and toys reach. We agree which rooms are out of use, and for how long, before any work starts.
Community buildings on an estate the TCPA lists among those needing renewal can go a long while between repaints. Where that has happened, expect filling of cracked plaster, cleaning and sealing of marked corridors, and repainting doors and frames that take constant traffic.
Paint specification for a hard-working local centre

Commercial interiors on a small parade take more wear than a house. We tend to specify scrubbable or washable emulsions on walls, hard-wearing satin or eggshell on doors and frames, and anti-mould coatings in kitchens and toilets. For a takeaway kitchen, a grease-resistant, washable finish matters more than the colour. If the fascia or shopfront at a Bridge Court unit also needs work, it can be planned alongside the interior, weather allowing.
