Dean paints interiors in Blackthorn, the 1970s Development Corporation estate about 3.8 miles north-east of Northampton town centre in NN3. Most homes are terraced or semi-detached houses with modest rooms, so work is usually planned as a whole-house refresh or one floor at a time.
Rooms built to a New Town plan
Blackthorn is one of the Radburn-planned estates of Northampton East. The county Historic Environment Record shows the ground on one early phase, Blackthorn 1, being scraped and terraced for houses in September 1974, so most homes here are now around fifty years old. The 2021 Census puts terraced houses at 44.9% of homes in the statistical area that includes the local centre and 64.1% in the one next to it. Semi-detached houses account for roughly a quarter, with a smaller share of detached houses and purpose-built flats.
That stock shapes how an interior job is quoted. Rooms are compact, ceilings are standard height and there is rarely ornate plasterwork to work around. Because no single room takes long, many owners have the whole house done in one booking. Others prefer the downstairs first and the bedrooms later, which keeps one floor usable while the other is drying. Either way, the flat walls and simple layouts mean the time goes into preparation rather than access.
What fifty years of occupation leaves on the walls

Indoors, the renewal the TCPA says some eastern estates need is mostly a matter of tired surfaces. In houses that have changed hands several times, or moved from council to private ownership, we expect to find:
- hairline cracks in ceilings and along wall-to-ceiling joints, which need raking out and filling rather than painting over;
- patches where fixtures, shelving or radiators have moved, often filled quickly and never sanded flush;
- layers of DIY emulsion, sometimes over silk, that need keying so the new coat grips;
- flush or moulded internal doors and softwood skirtings carrying decades of gloss.
On the doors and skirtings, the older gloss is sanded and primed where needed, then finished in a modern satin or eggshell. On a mid-1970s house lead is unlikely, but early components can surprise you, so we avoid dry-sanding heavy old layers until we know what they are. Getting materials from the court to your door
Blackthorn follows the Radburn idea of keeping cars and pedestrians apart. Many houses face a footpath rather than a road, and the van parks in a court or bay. On Longmead, Collmead, Pikemead or Hopmeadow Court, spaces near the house can be limited. For an interior job that matters less than for exterior work, but it does change the day. We bring in dust sheets, step ladders and paint in a few trips at the start, store them in one room you are happy to give up, and avoid moving the van back and forth. If neighbours need the walkway, nothing is left on it.
Owner-occupied, ex-council or rented

Tenure in Blackthorn is mixed. Census 2021 figures for the ward’s two neighbourhoods show council housing at 22.5% and 45.9%, with private renting at 17% to 18% and owner-occupation around half in the area by the local centre. Each type of home brings a slightly different brief:
