DH Painter & Decorator paints the interiors of homes in Bellinge, the 1970s-80s Development Corporation estate in NN3, about 3.5 miles east of Northampton town centre. Dean takes on whole-house refreshes for owners and repaints between tenancies for landlords, with extra preparation where older surfaces are worn.
Inside a Development Corporation house
Northampton Development Corporation put Bellinge up from scratch during the 1970s and 1980s to rehouse families moving out of London. That shapes the interior work here. Rooms are compact, ceilings are a standard height, and there are no cornices, ceiling roses or lath-and-plaster walls of the kind found in the old stone cottages a short walk west in Little Billing. What you do find, after 40 to 50 years and several sets of occupants, is layer upon layer of paint, filled fixings from old shelves and curtain poles, and woodwork that has been glossed over many times.
So most interior jobs on the estate are whole-house refreshes or straightforward repaints of lived-in rooms, not restoration. The 2021 Census for the core of the estate counts 258 terraced homes against 100 semis, 36 detached houses and 23 purpose-built flats, so the typical job is a terraced house, with walls, ceilings and woodwork done in one run or room by room while you live there.
Preparation on surfaces that have seen a lot of wear

The Town and Country Planning Association notes that some of the Northampton East estates now need significant renewal. Indoors, that tends to show as hairline cracks along ceiling joints, patches where wallpaper was pulled off and the plaster face came with it, and stains from old leaks or smoking that bleed through emulsion. Dean deals with these before any colour goes on:
- Cracks raked out and filled, then sanded flush so they do not ghost through the new coat.
- Stains sealed with a stain-blocking primer, because a third coat of emulsion will not hold back nicotine or water marks.
- Bare timber spot-primed where old gloss has chipped off skirtings and door frames.
- Torn plaster facing sealed before painting, so the new emulsion does not blister.

Narrow halls and rooms that get knocked
In many of the compact terraced houses the stairs rise straight from the front door, so the hallway takes every bag, pushchair and bike that comes in. We tend to recommend a scrubbable or durable matt on those walls and a hard-wearing satin on the woodwork, rather than a soft flat emulsion that marks the first time something brushes against it. The same thinking applies to kitchens and children’s bedrooms. If the stairwell is part of the job, we set up a safe platform over the stairs rather than balancing a ladder on the treads.
Repaints between tenancies

Renting is common on the estate. In the core estate the 2021 Census records 164 households renting socially, most of them from the council, and 141 renting privately, against 352 owner-occupiers. For landlords and letting agents, a turnaround repaint means one neutral colour throughout, wipeable finishes, and making good whatever damage the last tenancy left, all in a short window so the property can be re-let. Shared houses need planning permission under the borough-wide Article 4 direction, and their hallways and landings need finishes that will take heavy daily traffic.
Getting in and out of the courts
Most homes sit in the named courts and squares reached from the estate’s two main roads, Fieldmill Road and Fishponds Road, laid out on Radburn lines so that front doors face footpaths and greens rather than the road. Dust sheets, steps, paint and filler are carried in from the shared parking, so we plan each day to keep trips down and keep the footpath clear for neighbours.
