Dean paints internal doors, frames, skirtings and architraves in Bellinge, the NN3 9 estate about 3.5 miles east of Northampton town centre. Most of the joinery here is plain softwood and flush or panel doors from the estate's 1970s-80s build, and it usually wants a durable satin rather than another layer of gloss.
What was fitted when the estate went up
Bellinge was not converted from an older village. Northampton Development Corporation built it from scratch in the 1970s and 1980s to house overspill from London, so the woodwork inside most homes dates from that build or from later replacements. Expect plain softwood skirtings with a simple rounded or chamfered profile, matching architraves, and internal doors that are either flush (a smooth hollow-core face) or simple moulded panel doors. There are no deep Victorian torus skirtings or six-panel pine doors to strip back here, which keeps the work quicker and the result more predictable.
What has changed over forty to fifty years is the paint on top. Skirtings of this age are likely to carry several coats, often oil gloss that has yellowed, sometimes with water-based satin brushed straight over it. That mix is the usual reason for paint peeling off in strips near the floor or flaking off door edges. Before quoting, we test whether the existing coating is oil or water based and check how well it is holding, because that decides whether a scuff-sand and undercoat is enough or whether a bonding primer is needed first.
Flush doors, panel doors and the marks they collect

Flush doors are quick to paint but show every brush mark and every dent from a door handle swung into a wall. We fill dents with a two-part filler where needed, sand the face flat and lay off in one direction so the finish reads as smooth. Panel doors take longer, because the mouldings are painted first and the rails and stiles after, in order. In a compact terraced house with six or seven internal doors, that difference adds up, so the quote lists doors by type.
Skirtings in compact terraced rooms take a lot of knocks. The 2021 Census records 258 terraced homes in the core estate area, against 100 semis and 36 detached houses, and terraced rooms are compact. Hoovers, pushchairs and furniture run along the same short lengths of skirting every day. We recommend a water-based satin for skirtings and frames because it resists yellowing, can be wiped and is less brittle than old gloss when it gets knocked. Front doors that face a footpath, not a road
Bellinge was laid out on Radburn lines, separating pedestrians from traffic. In courts such as Gallfield Court, Hanemill Court or Kingscroft Court, many front doors open onto a shared footpath or green rather than a driveway, and a short terrace of doors is seen together. Because the estate sits outside any conservation area, front-door colour is your own choice. It is still worth thinking about how it sits next to your neighbours’ doors in the row. Timber front doors and frames on this side of the house need an exterior-grade system, and doors on terraces nearest the A45 Nene Valley Way are washed down first to remove traffic film.
Planning a woodwork day in the courts

Because doors face footpaths, everything comes in on foot from shared court parking. We plan woodwork days to keep those trips down: sanding, filling and priming are done in a single pass through the house, with topcoats on a second visit once the undercoat has hardened. Internal doors can be taken off and painted flat in a room if you would like them back on their hinges the same evening.
- Doors that will not close after decades of overpainting can be eased on the hanging edge before painting.
- Bare timber left after filling or sanding is spot-primed and knots are sealed so resin does not bleed through.
- Gaps between skirting and wall are caulked so the line is clean against fresh emulsion.
