DH Painter & Decorator takes on commercial painting in Yardley Hastings, 7.3 miles east of Northampton. The village has only a handful of business premises, so Dean plans each job around that building's trading hours, term dates or bookings, and around conservation area and listing rules where they apply.
A short list of business premises
Yardley Hastings is a linear commuter village (745 residents at the 2011 census), and its commercial buildings are few. The council’s conservation appraisal, adopted in 2015, lists the Red Lion and a second pub, a small speciality bakery, the primary school, the parish church and the former United Reformed chapel, which has run as the Crossways Retreat and Conference Centre since 2003. No parade of shops or business park is recorded. A commercial job here therefore means fitting the work to one particular building and how it is used, rather than to a run of units.
The pubs and the bakery: working around trade

A pub cannot close for a week for redecoration, and a bakery starts early. We split interiors into sections, such as one bar room, the toilets or the back corridor, and paint them during quieter hours or on days you choose. We use low-odour, quick-drying waterborne paints so the smell has gone before opening. For bars and kitchens we pick finishes that can be scrubbed. Where food is prepared, we agree with you how surfaces will be covered and cleaned down afterwards.
The outside of a pub or bakery in the conservation area is more tightly controlled. Signs and frontages there are subject to tighter advertisement controls, and dark stains on joinery are discouraged, so get any new colour or lettering cleared by the council before we book in.
The school and Crossways: terms and bookings
The primary school combines a traditional school house with a modern extension, two buildings with quite different surfaces. Large-scale classroom painting suits the school holidays, while smaller areas can be done after the children have gone home if the school agrees.
Crossways occupies a Grade II listed building, rebuilt in 1813 to 1814 after the fire, with an 1840s schoolroom attached. Repainting listed fabric in a new colour or with a different coating may need listed building consent, so we ask the managers to confirm what is allowed. Day-to-day redecoration can then be planned in gaps between retreats and conferences.
Old stone, newer brick: matching the paint to the building

Several of these premises sit in the historic core, where walls are coursed limestone rubble and inside walls are often lime plaster. Bare limestone on a frontage should stay bare. The appraisal lists painting among the small changes that harm the character of unlisted buildings, so we will not suggest masonry paint on stone that has never been painted. Inside an older building, breathable paints suit solid stone walls, while modern extensions, kitchens and toilet blocks can take the harder, washable coatings that busy commercial rooms need. Getting there and parking
We reach the village along the A428 Bedford Road. In the old centre, parking for a trade van is limited and many buildings sit at the road edge, and some roads have a footway along just one side. We agree a loading spot in advance, keep ladders and kit clear of customers and pupils, and watch for the overhead cables that run along several streets when moving long poles or ladders outside.
